The rental process
We may find and rent a property to you within a matter of days, so you need to understand the rental process before finding a private property to rent. To protect both tenant and landlord rights you will have to go through a series of checks, referencing and sign tenancy agreements. We always want you to rent or buy through us, so we don’t just organise viewings; we help you at every stage of the complex rental process, including making and negotiating an offer.
When do you sign and what do you pay?
Once acceptable references have been received and approved, a date will be agreed for the commencement of your tenancy. It is essential that you sign the Tenancy Agreement and pay the Initial Money before this date.
Tenants Liabilities and Permitted Payments:
As part of our service to Tenants, we will apply for references, carry out Right to Rent checks and draw up the Tenancy Agreement on your behalf which will be free of charge.In the event of a change of occupier during the tenancy, this will entail us drawing up a new Tenancy Agreement which will be subject to a fixed charge of £50 , payable by the new co Tenant.For tenancies below £50,000 per annum tenants will be required to lodge 5 weeks deposit and for tenancies which exceed £50,000 per annum 6 weeks deposit will be required.In the event that you are forced to surrender the Tenancy early due to unforeseen circumstances and your Landlord instructs us to re-market the property, you will remain responsible for the payment of rent and the terms of the Tenancy until such time that we can find an acceptable replacement Tenant. In addition to this you will be responsible for compensating the Landlord for the costs incurred in re-letting the property as a result of the early termination.
Rental payments
All rent is payable in advance by standing order. Please note that all standing order payments should be made four days prior to your rent due date to allow for clearance Should you experience any financial problems during the course of the tenancy it is essential that you contact us immediately.
